What counts as a room?
This is the question the quote turns on, and almost nobody asks it.
Per-room pricing is a convenience, not a measurement. Most companies define a room as up to roughly two hundred square feet. A bedroom fits comfortably. An open-plan living and dining area in a modern condo does not, and it is counted as two — correctly, by their pricing, and unexpectedly, by yours.
Per-square-foot pricing avoids the argument entirely. It is usually the better model for open layouts and the worse one for a warren of small bedrooms.
So ask two questions when you call: what is the maximum size of a room at that price, and are stairs and hallways included. A company that answers precisely has a real price list. One that says “we’ll see when we get there” has a starting point.
What about “three rooms for $99”?
It is the minimum charge, dressed as a deal.
The price is real and it buys basic extraction on three small rooms. What it does not include is pre-spray on traffic lanes, spot treatment, deodorising, stairs, hallways or anything involving a pet. Those get added on site, by which point the truck is parked and the hose is through your door.
This is not necessarily dishonest — the same structure exists in duct cleaning and in a dozen other trades. It is simply an advertisement for the floor of the price, and the floor is rarely where you land.
The defence is the same one that works everywhere: describe your actual home on the phone — number of rooms, approximate sizes, stairs, pets, any stains — and ask for the total for that. A company that will not give one before arriving is telling you the price is going to move.

If a company promises steam cleaning with a one-hour dry time, they are either describing low-moisture cleaning or overselling. Ask which method is being quoted — it changes both the result and your evening.
