What renovation work costs in Ontario in 2026

On a kitchen, cabinetry alone is usually 30–40% of the budget and labour plus permits another 30–50%. On a bathroom, labour — especially tiling and waterproofing — is the single biggest line, and permits run roughly $500–$1,500. Basements vary the most, because underpinning and structural work change the number sharply.

What moves the price most

  • Scope creep. Moving plumbing or electrical costs far more than replacing fixtures in place.
  • Material tier. Semi-custom cabinets, quartz and porcelain sit well above laminate and ceramic.
  • Age of the house. Knob-and-tube wiring, galvanised pipe or asbestos found mid-project add both cost and delay.
  • Permits and inspections. Structural, electrical and plumbing changes need them, and pulling them is the contractor’s job.
  • Season. Winter bookings are often easier to get and sometimes cheaper than spring and summer.

What to check before you hire

  • A written scope of work and payment schedule before anything starts.
  • Liability insurance and WSIB coverage — ask for certificates, not verbal assurance.
  • Electrical work done by an ECRA/ESA-licensed contractor.
  • For certified trades, a licence you can look up on the Skilled Trades Ontario public register.
  • A deposit no larger than 10–15% before work begins; anything more is worth questioning.
  • References from projects of similar size, and photos of finished work rather than showroom shots.

Do I need a permit to renovate in Ontario?

Cosmetic work — paint, flooring, replacing fixtures in place — usually does not need one. Structural changes, moving plumbing or electrical, finishing a basement and adding or enlarging windows generally do. Your contractor should pull the permit, and the requirement is set by your municipality.

How long does a renovation take?

A cosmetic bathroom refresh is typically two to three weeks, a mid-range kitchen six to ten weeks including cabinet lead times, and a full gut with structural work several months. Add buffer: material delays are the most common reason for overrun.
