When to Book Every Home Service in Ontario: A Month-by-Month Calendar

Almost every overpayment in this list is a timing mistake, not a price mistake.

In short

Ontario runs on a short calendar. Snow contracts fill in September. Winter tires go on in late October. Eavestroughs get cleared after the leaves and before the freeze, which is a window of about three weeks. Movers cost double on 1 July.

Miss any of those and you pay a premium for exactly the same work — or you do not get it at all, because the crews are full.

The single best month to book an indoor renovation is February, for the same reason the worst month to need a furnace is January: everyone else is doing the opposite.

What should I book each month?

One row per month. The column that matters is the last one — it explains why the month is the right one, which is the part that makes the calendar stick.

The three timing mistakes that cost the most

Moving on 1 July. Leases across Ontario end on the last day of the month and 1 July is the largest turnover of the year. The same truck and the same two people cost substantially more that day than on a Tuesday in October, and the good companies were booked in May. Calling about snow after it snows. Seasonal contracts are signed from September and lists close. Ring in December and you are buying per-visit clearing at whatever the market will bear on a morning when everyone needs it. See snow removal cost in Ontario.

Booking the furnace tune-up in November. The same visit, at the same price, is available in August with a week’s notice instead of three. And the annual inspection of a fuel-burning appliance is the one piece of seasonal maintenance with a safety argument behind it rather than a comfort one. See furnace repair and replacement cost.

Why is autumn so compressed in Ontario?

Because four jobs share a window of about six weeks and all of them are weather-gated at both ends.

Eavestroughs cannot be cleared until the leaves are down, and must be cleared before water freezes in them. Winter tires should not go on while it is still warm, and must be on before your insurer’s date. Leaves cannot be raked until they fall, and collection stops in early December. Furnaces should be serviced before the heat goes on, which is the same fortnight everyone else remembers.

So late October is the busiest fortnight of the Ontario home services year, and the way to survive it is to book in September for work in October.

What is worth doing in the quiet months?

February is the most underused month in the Ontario calendar. Indoor trades are slow, which means a contractor has time to actually look at your job, price it carefully and start it in spring rather than in the following autumn.

August or early September, before the first cold night. Once the heat goes on and the calls start, the same tune-up takes weeks to book. It is also the inspection the EPA recommends annually for any fuel-burning appliance, for carbon monoxide safety.

January through March. Indoor trades are slow, quotes get more attention and start dates are closer. Booking a kitchen or bathroom in February for a spring start is the single easiest scheduling win available to an Ontario homeowner.

From June through September, and both book out weeks ahead. Roofing also needs warmth for shingles to seal, which compresses the season further. Book roofing for late spring or early autumn and air conditioning before the first heat wave, not during it.
